1. Seaview Cottage
The Contract for a short-term holiday rental will be between the Seaview Owners (referred to as “us” or “we”) and the person making the booking and all members of the holiday party (referred to as “you” or “your”) in the following booking conditions. UK law will govern the Contract. The contract of hire is not effective until we have received the deposit. The contract will be subject to these booking conditions, and must be complied with. The party leader must be at least 18 years of age at the time of booking and the booking form must list names, addresses and ages of your party.
Bookings are provisional and only confirmed by us on receipt of the deposit of 30% of the holiday cost If booked without deposit the cottage will be provisionally reserved for a total of two days only. The balance of the rental will be due for payment 2 calendar months prior to the holiday commencement date and we reserve the right to cancel a holiday where payment has not been received 2 calendar months before the commencement date. If the booking is made within 2 calendar months of the holiday start date the full rental will be required. Once you have paid the deposit you are responsible for the full rental cost even if you subsequently cancel. Your credit card details are required against which we will hold a bond of £250. Damages up to and above this amount will be charged to this card.
Cancellations must be immediately notified to us by phone or email. If we are able to re-let your booking we will refund to you the final letting price (which may be less than you paid) less an administration fee of £50. If we are unable to re-let there will be no refund made.
Holiday Insurance is not compulsory but we strongly recommend such insurance to protect against the cancellation penalty.
4. Circumstance Beyond Control (Force Majeure)
If for any reason we have to cancel your booking in advance due to circumstances beyond our control for example fire, flood, exceptional weather conditions, epidemics, destruction/damage to the property (“force majeure“) you will be refunded the full amount of the booking. If we have to terminate your holiday early for the above reasons you will be refunded part of the booking fee based on the time remaining of the booking. No additional compensation, expenses or costs will be payable.
5. Period Of Hire
Please do not arrive before 4pm on the commencement date, and you should leave by 9.30am on the day of departure. Failure to do so will result in you being charged a further day’s rental. You must not use the property except for the purpose of a holiday during the holiday period, and not for any other purpose or longer period. The agreement to stay in the property for the holiday period, does not create the relationship of Landlord and Tenant between the parties. You shall not be entitled to a new tenancy, or to any assured short hold or assured tenancy or any statutory protection under the Housing Act 1988 or other statutory security of tenure now or at the end of the Holiday Period.
6. Number Of Persons Using The Property
Under no circumstances may more than the maximum number of persons (10) occupy the property. No person other than those named on the booking form should occupy the property at any time. If you have visiting guests we would expect you to advise us of this. We reserve the right to refuse admittance if this condition is not observed.
Seaview its employees and its representatives shall not be liable to you or your party's for loss or damage to property howsoever arising. You must take all necessary steps to protect and safeguard your personal property.
8. Care Of The Property
You are responsible for the property and are expected to take all reasonable care of its furniture, pictures, fittings and effects, in or on the property. You must leave them in the same state of repair, and in the same clean and tidy condition at the end of the rental period as at the beginning. Your £250 bond will be returned once this has been ascertained. You must not use the property for any dangerous, offensive, noxious, noisy, immoral activities, or carry on there any act that may be a nuisance or annoyance to the owner or other neighbouring properties. Smoking is not allowed. Fireworks, floating lanterns, dye (including hair dye) and felt pens must not be used during your stay.
9. Damages & Breakages
You are legally bound to reimburse us for replacement, repair or extra cleaning costs on demand. If you lose a key we will replace it upon you paying for the cutting of a new one.
1 medium or 2 small dogs allowed with agreement. Please call us if you wish to bring your dog to Seaview Cottage.
11. Right Of Entry
We shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.
Every effort has been made to ensure that you have an enjoyable stay. However, if you have any problem or cause for complaint, it is essential that you advise us immediately to give us the chance to resolve it. We value your custom and would like you to return.
Any disputes you may have with us are dealt with by the Courts of England & Wales only.
Hot Tub Terms & Conditions / Health & Safety Guidelines
(These rules are not made up to spoil your fun, they are important to the safe use & healthy balance of the hot tub)
We monitor the disinfectant and PH levels in this hot tub daily. If we need to empty/service or repair the hot tub because of misuse then we will charge £100 to the credit card details taken when the cottage was booked.
The Hot Tub will need to be refilled if any of the following are introduced; Urine. Fecal Matter. Glass. Beach Sand. Mud. Stones. Sticks & Cigarette Butts.
Lift & replace the hot tub lid using the lifting bar, do not place the lid on the ground.
- Do Not allow children under the age of 4 to use the hot tub.
- Do Not allow children to spend more than 20 mins at a time in the tub. It is not a paddling/swimming pool.
- No toys, goggles, snorkels or inflatables are to be used in the hot tub.
- Do Not leave children unattended near the hot tub.
- Do Not use the hot tub straight from the beach or wear swimwear previously used at the beach.
- Ensure that all sand, oils, creams & make up are showered off/removed before entering the hot tub.
- Ensure that stones, grass & mud are removed from feet before entering the hot tub.
- No drinking, eating or smoking in the hot tub.
- Do Not use any soaps or bubble bath in the hot tub.
- Do Not sit, stand or lie on the lid of the hot tub at any time.
- Do Not adjust the settings. The only buttons you need to use are Jets & Lights & not at the same time. If you try to adjust the settings the hot tub will time out/turn off.
During pregnancy soaking in the Hot Tub may cause damage to your baby so contact your doctor for advice before entering the water.
Persons with heart disease, diabetes, low or high blood pressure, or any serious illness should not enter the Hot Tub without prior consultation with their doctor.
People with skin, ear, genital or other body infections, open sores, or wounds should not use the Hot Tub because of the possibility of spreading infection.
Do Not submerge your head in the hot tub for safety & health reasons.
The heat of the water speeds up the effects of alcohol and can cause sleepiness, dizziness and unconsciousness. Do not use the Hot Tub after drinking alcohol. Avoid entering the water immediately after exercising as the water temperature can affect the heart rate.
Never use the Hot Tub while using or after using narcotics or other drugs.
Limit your time in the Hot Tub to a maximum of 20 minutes as extending this time can affect your inner organs and cause fever like conditions. Never use the Hot Tub alone. Avoid using the Hot Tub immediately after a heavy meal.
Take care when entering and leaving the Hot Tub. Leg muscles may be relaxed enough to make you unsteady. Steps by the Hot Tub can be slippery when wet.

We cannot be held responsible for your safety whilst you are using the hot tub
